We install genuine Velux roof windows and skylights, not an unnamed own-brand copy. AluSpace, our internal aluminium screening system, is a separate product and isn't covered on this page. The part that actually decides whether a Velux window performs well over time isn't the window itself, it's the flashing kit around it. Velux flashing kits are matched to the roof covering they're going into, and fitting the wrong one for your roof is one of the most common causes of a leak at the frame.

Turning your loft into a proper room
Will the council let you fit one, and is your new room legal?
If your loft is becoming a habitable room, not just a storage space, the new roof window may need to double as an escape route. That means a clear openable area of at least 0.33m², with neither side smaller than 450mm, and a cill no higher than 1,100mm off the floor. Planning permission is a separate question from Building Regs, and it's always worth checking the current edition of the regs before we quote a specific job.

Ventilation, and the duty most quotes skip
Building Regs Part F requires background ventilation, typically trickle vents, on most new and replacement windows, and a roof window is no exception.
A loft conversion room is particularly prone to condensation if this gets skipped, because it's often smaller and more enclosed than the rooms below it. It's a five-minute detail to get right at quoting stage, and an expensive one to fix after the ceiling's been plastered.
